Landlord Fees

           

 

        LANDLORDS FEES - Commission, Fees and Charges are set out below and are all inclusive of VAT

         Full Management Commission Rate – 13.2% (11% plus VAT)

 

SET UP FEE – to include agreeing the market rent, advertising the property on line, in branch & erecting a board. Carrying out accompanied viewings and finding suitable tenants. Tenant referencing & credit checks in accordance with Government Guidelines. Drawing up of the Tenancy Agreement and all other paperwork required by law. Advice on refurbishment and ensuring the property meets all Health & Safety requirements.

MONTHLY FEE – This is a monthly commission fee which includes accounting the monthly rent and providing monthly rental statements, deducting relevant commissions and works invoices where appropriate. Arranging contractors for works required after consultation with the landlord & ensuring works are carried out to a high standard. Arranging regular inspections of the property (3 per annum) & providing a report to the landlord. To pursue any rent arrears & arranging a claim (if necessary) from our Rent & Legal Warranty Policies. Arranging for the renewal of the Gas Safety Certificates & Electrical Reports.

ANNUAL DEPOSIT REGISTRATION FEE – All tenants deposits must be protected by law with one of the three government authorised schemes. This fee covers our cost to register the deposit with the Tenancy Deposit Scheme (TDS), provide the tenant with the Deposit Certificate & Prescribed Information required by law.

ENERGY PERFORMANCE CERTIFICATE – All rental properties are required by law to have an Energy Performance Certificate (EPC) which shows the energy efficiency rating & environmental impact rating. The certificate lasts for 10 years, however, if your property is in the low F & G ratings, works will be required to improve the energy efficiency in order to be lawfully let out.

RENEWAL FEE – This covers the cost of renewing the tenancy for a further fixed term period (either 6 or 12 months) from the original Tenancy. This includes liaising with the tenant, amending and producing new Tenancy Agreements, arranging for said agreements to be signed and forwarding a copy to the landlord.

RENT INCREASE FOR PERIODIC TENANCIES – This fee covers the cost of arranging a rent increase if the tenant is on a Periodic Tenancy (not fixed term). This includes a rent review in agreement with the landlord, the serving of a Section 13 Notice in accordance with law and ensuring the tenant is compliant.

INVENTORY/SCHEDULE OF CONDITIONS – The preparation of a full inventory report with photo’s to protect the condition of your property against any damage tenants may cause.

This will be used at the end of the tenancy should the tenants dispute any deductions from their deposit.

CHECK OUT FEE – This fee includes a final inspection of the property, negotiating with the tenant and landlord any deductions of the deposit. Unprotect the deposit with the Tenancy Deposit Scheme and return to the tenant. Obtain quotes, instruct contractors and organise repairs where necessary.

DISPUTE FEE – This fee covers the cost of putting forward a case to the Dispute Service with relevant documents/evidence in the time frame allowed should the tenant dispute any deductions for dilapidations from the deposit.

ELECTRICAL SAFETY CERTIFICATE – All properties are required by law to have a satisfactory Electrical Safety Certificate which lasts for 5years. If the Certificate fails, remedial works are required within 28days in order to ensure the property is made safe.

GAS SAFETY CERTIFICATE – all properties are required by law to have an annual satisfactory Gas Safety Certificate provided by a Gas Safe Registered Engineer.

Optional Services

 

END OF YEAR TAX STATEMENT – If required, we will produce an annual statement of income and expenditure for tax purposes in April.

ANNUAL LEGAL EXPENSES WARRANTY – We are able to provide a warranty to protect you against up to £100,000 of legal expenses for non-payment of rent. This cover includes serving notices on a breach of contract, all solicitors costs, court fees and gaining vacant possession of the property.

ANNUAL RENT & LEGAL WARRANTY – This cover includes all the above plus any loss of rent with no excess. By taking out this warranty we can guarantee that you will not suffer any loss of rent until you have gained vacant possession of the property.

KEY CUTTING – If extra keys are needed to be cut for additional tenants or a management set, this will be charged as an administration fee.
